PROPERTY SALES · GOLD COAST

Plan the sale around the property and your next move.

From an initial appraisal to presentation, advertising, inspections and contract milestones, we keep the owner informed about the decisions that matter.

A PRACTICAL START

What happens before a listing goes live?

We first discuss your preferred timing, the property’s condition, occupancy and any work you are considering. Then we can plan the information, photography, presentation and advertising needed for a campaign. Marketing costs and the proposed campaign are discussed with you before they are committed.

THE SALES PROCESS

Clear steps, from preparation to settlement

01

Appraise & plan

Discuss the property, your goal, timing, current occupancy and proposed method of sale.

02

Prepare & present

Identify worthwhile presentation work, gather property information and coordinate marketing materials.

03

Market & inspect

Publish approved advertising, arrange inspections and keep you informed about buyer enquiry and feedback.

04

Negotiate & progress

Present offers and key terms for your decision, then follow the agreed contract milestones with the relevant professionals.

SELLING A TENANTED PROPERTY

Start with the tenancy position.

A sale does not erase the tenancy. Photography, access and buyer viewings need to be planned around the tenant’s rights and the required notices. We review the lease and discuss a workable marketing approach before booking access.

For Queensland general tenancies, the RTA explains the Notice of lessor’s intention to sell (Form 10), entry notices and written agreement for advertising photos showing a tenant’s possessions. Read the RTA rules of entry ↗

Considering rent instead?

If the timing is not right for a sale, we can discuss the rental position and the condition or work needed before leasing.

OWNER QUESTIONS

Sales Q&A

Should I repair everything before selling?

No single preparation list suits every property. We identify work affecting presentation or use, discuss likely costs and your timing, and let you decide what to undertake.

Can I sell while the property is rented?

Yes, subject to the existing tenancy and applicable entry, notice and privacy requirements. We review the agreement and plan access before advertising.

Who approves advertising and marketing costs?

We discuss the proposed campaign and costs with you before committing to paid advertising or production work.

Will you tell me what buyers are asking?

We relay material buyer enquiries, inspection feedback and offers so you can make decisions with a clear picture of the campaign.
