Caretaking and body corporate management are different engagements.
A caretaking service contractor carries out services under its agreement with the body corporate. The committee makes decisions within its authority, while a body corporate manager may provide administrative services under a separate appointment. The precise duties depend on the scheme’s documents and agreements.

Caretaking Q&A
Can you authorise a contractor to start work?
Work requiring approval follows the scheme’s agreed process. We can document the issue, help obtain a scope or quote and coordinate approved attendance; we do not substitute our own decision for the body corporate’s.
Do you manage the committee’s finances or meetings?
Those are generally administrative body corporate management matters. We discuss the actual caretaking duties and the interface with the committee and any appointed manager for each scheme.
Can you help with parking or common-area concerns?
We can observe, record and communicate an issue under an agreed scope. Formal enforcement decisions and notices need to follow the applicable by-laws and body corporate process.
What should we send with an enquiry?
The suburb, scheme type, approximate facilities, current service arrangement and the practical concerns you want addressed are a useful start. Do not send private resident details in the first message.
