An entry condition report records the property’s condition at the beginning of a tenancy. The RTA notes it can be important evidence when the parties later compare the property’s exit condition and discuss a bond claim.
The Form 1a sequence
The property manager or owner completes and gives the report to the tenant at the start of a general tenancy. The tenant returns the signed and completed report within seven days after the later of occupying the premises or receiving the report. The manager or owner then returns a signed copy within 14 days.
Practical documentation
- Describe existing marks and damage specifically, room by room.
- Keep dated photographs that correspond with the written report.
- Record the condition of inclusions, keys and other relevant items.
- Retain the completed report so it can be compared with the exit report.
The entry record does not by itself decide liability. The circumstances, evidence and fair wear and tear still matter.
